It’s simple: More buyers seeing your home equals more purchase offers… which in turn gives you the strongest negotiation leverage! Multiple offers ALWAYS drive the sales price UP! Don’t make showing your home a challenge. Make it super EASY for buyers to see your home. Think ahead, make plans.
- PETS – If noisy or aggressive, take them for a walk while buyers see your home, or crate them for an hour, or perhaps send them to a friend for the day. We love our pets, but some buyers may not appreciate our “furry friends”.
- KIDS – have them play outside or visit friends during buyer visits. Obviously, never allow buyer showings without adult supervision of children.
- SHOWING TIMES – Keep it open and unrestricted. Require showing appointments to log all visitors, but be flexible. Buyer’s agents WILL want to show your home while driving by your “For Sale” sign. Buyers WILL want to see your property after they get off work. Buyers DO visit from out of town at the last minute. Remember: More showings equals more offers equals higher purchase price!
